Tomadilly House, Marshalstown, Enniscorthy
Guide Price: €2,000,000 Bedrooms: 5 Bathrooms: 1

STANDING ON 109 acres of superb residential farm in the middle of prime agricultural land, Tomadilly House is an attractive proposition for many people. Just four miles off the N11, close to Marshalstown, Enniscorthy the traditional farmhouse and yard is approached by an inviting, tree-lined avenue.

As you approach the house it is clear to see that the property has been cared for, and great pride was taken in keeping it in mint condition. Neat flower beds and tidy shrubs are very pleasing on the eye. The house and farm, which have a guide price in excess of €2 million, were in the Kennedy family for a long number of years until the recent passing of Mrs. Mary Kennedy.

The tradtional stone farmhouse was built over 150 years ago, yet still remains in sound structural condition today.

This is a testiment not only to the original builders, but also those who have lived and worked here since.

The five-bedroom house, which is in need of some modernisation, is surrounded by farm buildings. These include an indoor silage pit, stone built cattle shed, four-bay round roof shed, cattle crush and a range of old stone outhouses. Set out in a block of 13 fields, the land extends back behind the house and can be accessed mostly by a disused farm roadway. Approximately 78 acres of the land has been ploughed in recent weeks, with spring barley to be sown in the coming days.

This crop will be included in the sale. Nearly all of the other land is in grass at the moment, with the exception of an 8 acres glen situated on the northern boundary.

The house itself is a long two-storey house.

On the ground floor there is a kitchen with an inbuilt, oil-fired Aga cooker and a utility room off the kitchen. In the sitting room, there is a magnificent slate and marble fireplace which give’s a real focal point to the room. Another firplace is situated in the dining room, this time made of mahogany and cast iron.

These features will help attract a lot of interest in the property.

Also situated on the ground floor is a sun room which is perfect for relaxing after a hard day’s work.

On the first floor there are five bedrooms, one of which includes a fireplace. There is also one bathroom on the first floor.

Water is supplied to the house and farm yard by its own private well. The rolling landscape which surrounds this idyllic house offers superb views and with Mount Leinster offers a picturesque backdrop for anyone looking to set up home and work in this beautiful part of the Model County.
