14 South Bay, Rosslare

They say the sea has a calming effect and with uninterrupted views of the ocean, 14 South Bay is a property that will calm the most stressed of nerves.

As you walk out onto the first floor balcony of this four bed house, it is clear to see why properties like this are in high demand. The blue sea stretches out before you as far as the eye can see. There is nothing else to interrupt your view of the ocean. You are not looking past other houses. You do not have a glimpse of blue amid a forest of green trees. You do not have to share this view with anyone. It is all yours.

The garden below you seems to fall into the sea. It seems as if you have come to the edge of the world and it is only you and the sea. Of course there are neighbours on either side but you never for one minute give them even a glance. It is the azure blue of the sea that draws the eye away from anything else.

I have seen properties that claim to have ‘infinity pools’ which are artificial pools that are created to look as if they continue all the way to the horizion. Well 14 South Bay has the ultimate ‘infinity pool’. You have your own private piece of the ocean that no one save a few seagulls can interrupt.

The garden offers limitless possibilities to create your own private viewing area. Image a sunken dining area at the end of the garden with a built-in barbeque. You will have friends lining up to be invited to your garden parties.

Built just two years ago and in walk-in condition, this modern property is located minutes walk from the village centre, and a short drive from the golf course. Beautifully finished and decorated, the kitchen, dining room, and gallery landing/family room, as well as several of the bedrooms, all enjoy uninterrupted views of Rosslare Bay with the port of Rosslare Harbour and Tuskar Rock Lighthouse visible across the water.

Offering very spacious internal accommodation, the property comes to market with timber floors throughout, fitted kitchen with integrated appliances, fully tiled bathrooms, a large garage to one side with double doors at each end, and cobble-lock parking area to the front.

In the living room two full-length, west-facing windows, bath the room with the light and warmth. Double doors to the dining-area allow the sunshine to flow through from the rear during the day. Fitted with a solid timber floor, the room has a lovely cast iron fire insert, with timber surround and marble hearth.

The kitchen features solid timber floors and waist/eye level units. Integrated appliances include an oven, electric hob and dishwasher. A large, three-panel window above the tiled splash-back offers stunning sea views. The dining area enjoys the benefit of double doors opening onto the rear garden and uninterrupted views of the sea beyond.

The bedrooms on the ground floor has an en-suite bathrooms and built-in wardrobes. Upstairs the gallery landing has double doors opening out onto the rear balcony overlooking the sea. The other three bedrooms upstairs all have wooden floors throughout and are very spacious. The bathroom is also finished to the highest standards.
